The project involved the development of a 6-storey over basement building containing 133 Residential apartments, retail/ commercial space, basement car parking and associated site works on a city centre site. The commercial units were contained on the ground floor with the apartments located on levels 1 – 5 surrounding a landscaped courtyard at 1st floor level. The site contained a significant amount of contaminated soil (hydrocarbons) which had to be analysed, quantified and remediated off-site. There was also an existing stone city wall to Old Windmill Road which was required to be retained. The basement structure is constructed of reinforced concrete foundation slab and retaining walls supported on bored concrete piles. A contiguous secant piled wall was installed to protect adjoining structures. The superstructure is formed of reinforced concrete frame consisting of flat slab and columns. A number of lift cores and shear walls provided the stability of the frame. There is an extensive transfer structure at 1st floor level to allow greater flexibility for the commercial spaces and basement. A steel structure is used to form the top floor, which was set back from the main facades
